Associations within the community
With three associations and a CDD providing services to the Palma Sola Trace Community, the reference information below provides basic information about each association.
CDD
The Palma Sola Trace Community Development District (“District”) is an independent local unit of, special-purpose government, created pursuant to and existing under the provisions of Chapter 190, Florida Statutes, and established by Ordinance 2763, adopted of the City Council of the city of Bradenton, Florida which became effective on August 22nd, 2004.
The District currently encompasses approximately one hundred four (104.395) acres of land located entirely within Manatee County, Florida. As a local unit of special-purpose government, the District provides an alternative means for planning, financing, constructing, operating and maintaining various public improvements and community facilities within its jurisdiction.
The CDD is generally responsible for the ponds, street lights, bridge, perimeter wall and the emergency gates (individual and vehicle).
Master Association
The Master Association is responsible for the Common Areas less what the CDD is responsible for. The Master Association is responsible for all common areas including the swimming pool, clubhouse, etc. and all landscaping other than villa and condo areas. It is not responsible for any building maintenance of single-family homes, condos, or villas but does handle all single family home administrative dealings.
Condos Association
The Condo Association is responsible for the condo buildings and condo common areas/limited common areas such as balconies or drives appurtenant to the units and areas such as the trash compactor. The Condo Association is also responsible for landscaping in the condo areas. The trash compactor is for use only by Condo Residents.
Villas HOA
The Villas HOA is responsible for portions of the building structures, common villa areas, pest control and landscaping in the villa area. Association meetings are generally held the third Thursday of the month at the club house.
Single Family Residences
There is no separate Home Owners Association for single family homes, however they are administered by the Master Association. Fees are higher than master fees paid by other neighborhoods because landscaping is provided through the Master Association – no maintenance for homes/structures is provided for single family residences.
