Welcome to the virtual home of the Palma Sola Trace Villas Homeowners Association, a website containing information about issues specific to Palma Sola Trace villa owners.  This site includes an area for public viewing and password protected site for villa owners. Within these sites is a FAQ for Villa owners, and information for Villa Renters.  Documents and meeting minutes for the Villas HOA are also available.

Palma Sola Trace is a community that is appealing because of the newer construction, which is currently a premium on the west side of Bradenton. Located close to shopping, restaurants and only a short distance to the beaches, IMG Academies and the Cortez Fishing Village.

Palma Sola Trace Villas come in 2, 3 and 4 bedrooms with each one having a den. Several of the villas back up to one of our three lakes and offer extra privacy. Utilizing the villa concept, Palma Sola Trace is a pleasing relationship of buildings and landscaping with access to our clubhouse, workout room and swimming pool which are open all year long.

Palma Sola Trace Villas Residents are governed by two sets of Covenants, Conditions, Restrictions and Easements Documents.  The Master Association documents establish the overall policy and standards for the Palma Sola Trace Community.  The Villas HOA documents set additional guidelines and policy for Villa Residents.  It is important for villas owners to be aware of these documents as this is a Deed Restricted Community which requires owners to be members of both the Master Association and the Villas Home Owners Association.

Palma Sola Trace is in a corner of the state that hosts a wealth of bird species year-round, and many more use it as a stop-over on their annual migrations. There are more than 320 bird species that have been recorded in Sarasota and Manatee Counties.

Architectural Standards

DRC and ACC Responsibility

    The standards for design and review are established by the Design Review Committee for the Palma Sola Trace Community.  This committee is appointed by the Master Association and established the standards in the Design Review Manual.  Architectural requests for Single Family Residents and Condo Residents are approved by the DRC.

    The Villas Architecctural Control Committee is responsible for establishing design standards for the Villas and appointed by the Villas Board of Directors.  Villa standards must be equal to or greater than those established by the DRC for the community.  Villa owners send architectural requests to the ACC for review and approval.

    Unless otherwise noted in the ACC Manual, all villa exterior modifications, improvements, upgrades and/or
    changes to any Lot and/or Structure must be submitted to the ACC for review and approval.  Contact the ACC for requests prior to work being accomplished.
